Ottine Mineral Springs is marking its first anniversary with new amenities and expansion plans that continue the transformation of the historic Central Texas property into a wellness destination.

The 40-acre retreat, formerly known as Warm Springs, reopened in June 2025 following a revitalization effort that built on the site’s long history as a destination for therapeutic bathing. Located adjacent to Palmetto State Park and near the San Marcos River, the property combines mineral soaking pools with wellness programming, including yoga and sound bath classes.

The site’s history dates to 1909, when a 107-degree artesian spring was discovered on the property. During the 1930s, the Gonzales Warm Springs Foundation used the waters to provide therapeutic treatment for children with polio, establishing a legacy of healing that remains central to the site’s identity.

Designed by Vanessa Francis of Francis Design Studio in collaboration with ownership, Jack Sanders of Design Build Adventure, Maggie Goen Buckley of Goen Buckley Design, and Ebbn Milks of Aqua Builders, the retreat centers on five spring-fed mineral pools ranging in temperature from 40 to 104 degrees. Named after native Texas plants and trees, the pools are fed by an artesian well that reaches 1,554 feet into the Carrizo-Wilcox Aquifer. 

The property recently introduced a reservable private courtyard featuring two mineral pools, a sauna, cold plunge, hammocks, and space for groups of up to 20 guests. As part of its next phase of development, Ottine plans to add an air-conditioned indoor soaking and lounge area, a larger sauna, and a pop-up bar. A full-service restaurant, retail component, and future hotel are also in development. The restaurant and retail space are expected to open in early fall 2026.
